Southall Farm & Inn is a luxury farm resort set across 325 acres in Franklin, Tennessee, blending high-end accommodation with working farmland, event spaces and immersive outdoor experiences.
Designed to connect guests with nature, the property features extensive use of timber across its buildings, bridges and communal spaces.
With over 45 timber structures on site, maintaining both appearance and performance became a growing challenge. Previous coatings had failed under exposure, resulting in peeling, fading and “alligatoring” across key areas. The team needed a solution that would perform long-term without the ongoing issues of surface films.


CUTEK® Extreme was selected for its penetrating oil technology, protecting the wood from within rather than sitting on the surface. Applied across cedar and Douglas fir substrates, it helps control moisture movement, reducing the risk of cracking, flaking and degradation over time.
The prefabricated timber trusses, each weighing 38 tonnes, were lifted into place on site using New Zealand’s largest crawler crane. Timber was chosen for its light weight, seismic resilience, and resistance to coastal corrosion, offering advantages over conventional steel construction. rane. A Honey Colourtone was used to enhance the natural warmth of the timber, delivering a consistent, premium finish across the property.
